Launching into a new community or business plan without adequate research is the best way I know to end up with a failure on your hands. Good marketing demands research. At BFG, we offer three types of research:
- Competitive Study – A Competitive Study is where we carefully study the building climate in your marketplace and present you with a report that highlights builders, their product, pricing, and place in the market. The objective of a competitive study is to attempt to find a niche in the market that you can fill with a marketable product.
Base Price: $7,500 plus expenses
- Marketing Study – A classic Marketing Study provides everything from the competitive study and adds demographic information, sales pace and tempo information, marketing insights, and an overall look at the marketplace as well as the competition. The market study does not offer advice on feasibility or absorption.
Base Price: $15,500 plus expenses
- Feasibility Study – A feasibility study is designed to answer a few questions: Is this project feasible? Should I buy the land? Does the pricing allow me to make margins? What type of homes should we build? The feasibility study provides everything from the Competitive Study and the Marketing Study and adds specific product recommendations, pricing recommendations, absorption predictions, and a conclusive feasibility recommendation.
